VICE PRESIDENT OF DEVELOPMENT

Stream Data Centers (SDC) is looking for a Vice President of Development (VPD) to capitalize on unique market conditions and secular industry tailwinds. The data center industry is growing at an unprecedented pace, which is creating opportunities for SDC to help their Hyperscale and Cloud customers prepare for future growth. Working in close conjunction with Mike Lebow, SVP Location Strategy and Development, the VPD will own the successful programmatic execution of land and infrastructure development activities to help SDC provide capacity to the market. Activities include site selection, negotiating land transactions, due diligence, rezoning and permitting, utility interconnections, contract management, and coordination with network, design, and construction teams. The VPD will also be responsible for developing tools, templates, and processes to ensure that all SDC projects follow a robust and methodical due diligence and development process in order to avoid and mitigate construction and operational risks. The VPD is a critical leadership role on a team that is expected to grow as the SDC platform scales. The VDP will be instrumental in enabling future success with the identification and development of new sites that SDC can leverage and monetize with its growing customer needs. This requires an entrepreneurial mindset and ambition, superb organizational and project management capabilities, strong strategic mindset, and the ability to work in a dynamic environment, often with limited direction. It is expected the VPD will operate with the highest level of integrity while working with landowners, communities, and government officials, and support SDC’s commitment to responsible site selection, including the highest level of respect for the environment and the communities in which they operate.

More specifically, the VPD’s charter is to –
● Work with internal and external commercial and technical teams to identify, define, and pursue new site selection projects and initiatives that will advance SDC’s growth charter.
● Lead the site selection process from start to finish, monitoring progress against objectives, providing regular status reports, tracking risks, outlining action items, and holding stakeholders accountable to keep projects on schedule.
● Proactively manage project stakeholders to include – landowners, utility company representatives, economic development officers, government officials, vendors, consultants, legal counsel, internal subject matter experts and executives, customers, etc.
● Manage engineering consultants to complete various stages of technical due diligence, understand the implications of study results, and develop a commercial strategy.

● Negotiate a variety of commercial contracts, including land acquisition agreements, economic development incentives, power and water/sewer infrastructure and supply agreements, and other site-specific agreements.
● Support the entitlements process (e.g., zoning, land use permitting) to ensure accurate and timely submission of the necessary site entitlements and permits to meet project timelines.
● Evaluate economic development incentives and assess implications of taxation rates and regulations.
● Prepare business cases, project summaries, and strategy presentations with sound financial metrics and models for leadership and investor review and approval.
● Develop processes, standards, and tools to implement a repeatable process for site selection, due diligence, and project development.
● Ability (and desire) to travel up to ~25% of the time

● Ability to manage multiple projects and collaborate with internal staff, and external consultants, vendors, and other stakeholders
● Ability to work independently, thrive in ambiguity, think creatively, and deliver unique and compelling business strategies with limited direction.

COMPENSATION

The compensation package for the Vice President, Development will be determined relative to the final candidate’s current circumstance and specific requirements. The package is expected to include a competitive base salary, annual bonus, additional success-based performance compensation, first-rate health and dental plans as well as a competitive package of additional benefits.

 

 

SEARCH PROCESS

Following a thorough exchange of information relating to company information, resume, and key qualifying criteria, CFS Partners anticipates recommending a short list of candidates to Michael Lebow, SVP Location Strategy & Development, in mid-to-late August, 2022. Finalists will meet with additional members of Stream’s executive leadership team and complete a case study interview.
